How to provide a strong offer- especially if there are multiple offers!


Besides money, there are additional ways to strengthen your offer:


1. Find out the ideal closing date for the seller and include that in your offer.


2. Try to limit or even eliminate conditions. If there is a condition that you need to

have in the offer—e.g., an older home and wanting an inspection—already have an

inspector on standby and advise your real estate agent when they present the

offer, what day they have the inspector booked for. This tells the seller you are

serious and wanting to fulfill that condition as soon as possible.


3. Have your deposit ready and if you can increase the deposit, include that in your

offer. This gives the seller peace of mind that you can financially close on this

property.


4. Include a letter, tell the seller about yourself and why their home is perfect for

you. Be sure to compliment them and their home. This has been their home to

them for a number of years and they may want to know it’s going to someone

that they have a connection to.


To have an offer accepted, try to be as easy to work with as possible. Try not to

insult the seller with a ridiculously low offer. Listen to your agent on what other

homes have sold for that are comparable. If the last sale was $700,000 and they

are listed for $715,000, don’t offer them $620,000. This can lead to sour feelings,

even if a deal is made in the end.
