Once you know your design, head out and purchase your material.
This is important for 2 reasons - First: You will have a better idea of cost right at the beginning to know if you need to scale back or if you have wiggle room. Secondly, you will know your measurements for demo/rebuild.
Expect the unexpected! Always set aside at least 10-15% of your budget for hidden costs—whether it's unexpected structural issues, new tools you didn’t think about, or changes to the original plan. Renovations always have their surprises.
Instead of buying every tool, rent what you need for the specific project. Tools like tile cutters, saws, or scaffolding that you'll only use once or twice can be easily rented, saving you money and storage space.
Set out a timeline for when you want certain stages of your renovation completed. If you are completing the work yourself, be generous and forgiving to yourself. Set aside days for rest, shopping, family time, etc. If you are hiring someone, be mindful that all renovations have delays and just ask for open communication on how the project is progressing.
Keep the renovation tools and supplies organized and try to clean up at the end of each day. This allows for a better use of your time and not wasting it looking all over for a tool or over-buying on supplies.
On our most recent renovation, I organized everything on a rolling rack with shelves. This dramatically cut down on misplacement of tools and kept the space tidy.
Take photos along the way. Not only will they be great for documenting your progress, but photos can help with any potential issues down the line, such as figuring out where plumbing or wiring is hidden behind the walls.
Lastly, create a file folder or binder with all documents for your project. Anything from design plans, receipts, and supply info such as paint color. This will become incredibly helpful when you need to find something running out the door to Home Depot or in the future when you need a few more tiles or pot lights.
Last but not least! Don’t forget to check online for any rebates/government programs that you may qualify for!
